A growing portfolio of rentals

Partner & Invest

Gain exposure to exceptional rental properties without the responsibilities of direct ownership.

Vera Casa leases, transforms, and professionally operates distinctive short-term rentals. Your capital helps launch each property, with potential returns based on operating performance.

Investment returns are not guaranteed, and investors may lose some or all of their invested capital. Complete terms and risks will be provided in the applicable offering documents.

The Investment Thesis

A capital-efficient approach to building a
short-term rental portfolio

We don't tie up capital buying property.
We lease it, invest a fraction of a purchase price into transforming it, and generate premium nightly income across multiple platforms.

Low capital per unit

Fit-out and furnishing cost a fraction of a down payment, so the same capital launches far more income-producing units.

Repeatable playbook

A standardized process for sourcing, staging and operating means each new home follows a proven template.

Multi-platform demand

Listing across Airbnb, VRBO and Booking.com plus direct diversifies occupancy and smooths revenue.

Transparent reporting

Clear per-property performance — occupancy, ADR, RevPAR and net margin — shared on a regular cadence.

Flexible participation

Back a single flagship unit or a fund of several. We structure around the level you're comfortable with.

Defined exit

Lease terms and furnishing assets create clear timelines and options for recovering and recycling capital.

What to weigh

Are investment returns guaranteed?

No. Neither property revenue nor investor returns are guaranteed. Performance depends on occupancy, nightly rates, seasonality, operating expenses, lease obligations, local regulations, and broader market conditions. Investors could lose some or all of their invested capital. Diversification across multiple properties may reduce concentration risk, but it cannot eliminate investment risk.

What are the principal risks?

Principal risks include lower-than-expected occupancy or nightly rates, seasonal demand, regulatory changes, continuing lease obligations, unexpected maintenance and operating costs, platform dependence, and limited liquidity. We seek to manage these risks through disciplined property selection, active pricing, operational oversight, and diversification, but they cannot be eliminated.

Why invest across multiple properties?

Investing across multiple properties and markets may help reduce reliance on the performance of any single home. However, diversification does not eliminate risk, guarantee returns, or protect against loss. Investors should evaluate each opportunity based on their individual objectives, financial circumstances, and risk tolerance.

How will my capital be used?

Investment capital may be used for lease deposits and property onboarding costs, renovations, furnishings, staging, security deposits, launch expenses, and working capital. The specific use of proceeds, including any applicable reserves, expenses, or fees, will be described in the applicable investment documents.

How will performance be reported?

Investors will receive periodic performance reports covering occupancy, average daily rate, revenue, operating expenses, and net operating results. The reporting frequency and level of property-specific detail will be established in the applicable investment documents.

What is the investment structure?

Investment opportunities may be structured around an individual property, a portfolio of properties, or another investment vehicle. The ownership structure, investor rights, economics, and governing terms will be provided in the applicable offering documents.

How are investor returns generated?

Potential returns may come from the operating performance of the rental portfolio after rent, platform fees, maintenance, cleaning, staffing, and other expenses. The distribution structure and timing will vary by opportunity and will be described in the applicable investment documents.

Is my investment liquid?

No established secondary market is expected, and investors should be prepared to hold their investment for the full anticipated term. Any transfer, redemption, or exit rights will be governed by the applicable investment documents.

Are there management fees or other expenses?

Each opportunity will clearly disclose any management fees, operating expenses, profit participation, or other compensation payable to Vera Casa or its affiliates.

Who may invest?

Eligibility will depend on the structure of the particular opportunity and applicable securities laws. Prospective investors may be required to satisfy accredited-investor or other eligibility requirements.
